Building & All Significant Alterations and Additions

Overview

All applications to build at Point Boston must be certified by our Design Review Architect (See details below) before submission to the Lower Eyre Council. This requirement also applies to all significant alterations and additions to your lot. For full details, you MUST READ our By-Laws which include comprehensive Design Guidelines (See below). The Point Boston New Builds representative (See details below) can be contacted for any clarification concerns regarding you application to our Design Review Architect.

Pre-Construction Requirements

IMPORTANT: No excavation or construction is to start on any residential Lot without first obtaining and supplying a copy of the relevant approvals from both the Point Boston Design Review Architect and the Lower Eyre Peninsula Council (available on the PlanSA portal).

Before commencing any building works, the following steps must be taken:

  1. Water Meter Connection
    Contact our Body Corporation Manager, Steve Geyer at Whittles to arrange the connection of your water meter.
  2. Builder Induction
  3. Ensure your builder is fully inducted on the obligations and requirements outlined in the following:

  4. Compliance with Policies
    Familiarize yourself with our Cultural Heritage, Natural Vegetation, and Bushfire Management policies.

Construction of Additional Structures

The construction of sheds, fences or other structures will only be permitted if they are built contemporaneously with the construction of a dwelling and have prior DRA approval (refer to By-Law 6 and the Design Guideline 4 - Approval Procedure).

Amendments to the Guidelines

  1. Design Review Submission
    Submit color copies of all required documents directly to the Design Review Architect, Damien McQuillan. Please send your submission as a PDF file to dm@emqdesign.com.au or by mail to: PO Box 1916, Port Lincoln SA 5607

  2. Design Review Application Fee
    A fee of $500.00 plus GST is payable to Damien McQuillan Architect. This fee includes a post-build inspection prior to occupation.

  3. Additions to Approved Plans
    Any additions to approved plans will incur an additional fee, to be agreed upon with the Design Review Architect directly.

Wastewater Treatment System

To complement the “Absorbs” environmental wastewater treatment system, the Corporation will only approve the ‘Access all in One 5000’ septic tank as the primary wastewater system for Point Boston. For supply, delivery and installation details, please contact Trevor Castley of All Water Plumbing on 0427 521 544. (Please note that installation and delivery does not have to be done by All Water plumbing) Note that some low-lying properties may require larger pumps than those typically installed.

Connection Fee for Wastewater Treatment System

In the By-laws the Connection fee is $8,000 (To be reviewed 2026)
